INFORMATION: All information provided by the auction company is obtained from sources deemed reliable, but is not warranted. Bidders should perform such independent due diligence, with respect to the property, as is necessary or appropriate.

TYPE OF AUCTION: All property is sold as an Open Public Auction in “AS IS, WHERE IS” condition with good marketable deed clear of all liens or encumbrances. No guarantees are expressed or implied by Sutherland Auction.com.

REGISTRATION TO BID: All bidders must present a signed copy of this agreement to obtain a copy of the "Purchase Agreement" and  bidders card. A bidders card is required to bid. Any sales to the high bidder are subject to confirmation by seller. Seller reserves the  right to refuse any and all bids.

INSPECTION: Potential buyers should inspect to their satisfaction before bidding. ALL SALES ARE FINAL.

FINANCING: Any financing pre-approval required, should be arranged prior to the auction.

BUYER PREMIUM: A 6% Buyers Premium will be added to the final bid to determine the contract price. 

CLOSING & POSSESSION: The accepted high bidder will issue cash, certified check or a personal check to Sutherland Auction.com in the amount of $2,500 and will be applied to  purchase price at closing. Should the high bidder fail to comply with the provisions of the "Purchase Agreement", the money will be forfeited to Sutherland Auction.com. Contracted balance is due at closing in CASH on or before _________________________.  Please have financing arranged prior to auction. Possession will be date of closing.

CONTRACT: The high bidder will be required to sign a real estate Purchase Agreement immediately following the acceptance of the high bid by the seller(s) confirming the sale.  The Purchase Agreement will include the total purchase price determined by the addition of the 6% Buyers Premium to the high bid. The Purchase Agreement supersedes any prior written or verbal information.
